Things people often ask

Why Cognition?

Cognition is appointed under the Cladding Safety Scheme and specialises in FRAEW and EWS1 assessments for residential and mixed use buildings. We work directly with qualified fire engineers and experienced inspection teams to deliver clear, lender ready reports. Our approach is practical, evidence led, and aligned with current government guidance, lender expectations, and fire safety legislation. Block and asset managers choose Cognition for reliable advice, efficient delivery, and defensible outcomes.

Are you cost effective?

Yes. We are highly cost effective because we utilise our own in house inspection and contractor teams for intrusive investigations and opening up works. This reduces reliance on third party contractors, shortens programme times, and lowers overall project cost while maintaining technical quality and compliance.

What happens once instructed?

Once instructed, we follow a structured and auditable process: • We carry out a site visit to assess external wall construction, cladding systems, and fire stopping arrangements. • We review all available drawings, O&M manuals, and historical construction documents. • We issue a formal access request covering the internal and external areas required for inspection. • We plan and undertake opening up works with our in house contractor team where required. • Our team attends site to inspect and record findings, including cavity barriers and materials. • All areas are closed up and made good after inspection. • Our appointed fire engineer prepares the FRAEW or supports the EWS1 in draft form, followed by final issue. This ensures a robust, lender compliant assessment with minimal disruption.

Do I need a FRAEW or an EWS1?

The requirement depends on building height, construction type, cladding system, and the purpose of the assessment. FRAEWs are commonly required for higher risk buildings or where detailed investigation is needed. EWS1 forms are typically requested by lenders for valuation and mortgage purposes. Submit a quote request and we will review your building details and advise whether a FRAEW or EWS1 is required, before any commitment is made.

Will there be damage to the building?

We aim to minimise disruption and damage wherever possible. We use telescopic inspection cameras and non intrusive techniques as a first step. Where opening up is unavoidable, we carefully plan locations to reduce visual impact. We will always explore alternative access options, including inspection from within the building. If any visible making good is required, this will be clearly communicated in advance and managed professionally.
